Conveyancing

In law, conveyancing is the transfer of legal title (the identifying name) of property from one person to another, or the granting of a mortgage (a written contract between a borrower and a lender).

Conveyancing is a complicated process. Our experienced professionals will handle your transaction and will get the conveyancing process underway. We will answer any questions you may have, provide practical advice and may introduce you to other professionals whose services you may need and whom we feel able to recommend.

After providing an estimate of likely costs and agreeing the timetable, we will manage the transaction and deal with the solicitor representing your seller or buyer, or lender where appropriate, the estate agent, and your surveyor. We do not just accept or pass onto you any problems that may arise. We work hard to resolve them, keep the transaction on schedule and complete the deal to your complete satisfaction.

Our Conveyancing services include the following:

  • Conveyancing services for buyer and seller
  • Leasehold/freehold property
  • Shared ownership
  • Transfer of equity
  • Re-mortgaging
  • Transfer by way of gift

Landlord & Tenant

We advise on all aspects of landlord and tenant law, providing advice to both tenants and landlords. We will prepare, explain and negotiate tenancy agreements. We draft documentation for landlords and advise tenants before they take over a tenancy.

If your home is falling into disrepair or your standard of living is being affected by the action or inaction of others, we can advise you of your rights and inform your landlord of his/her obligations. Prompt legal action, usually in the form of a letter, will often stop a problem becoming serious and will achieve the outcome that is best for you. We will advise you on the existing terms of your tenancy, what to do if those terms are changed or are unfair, and how to deal with an unreasonable landlord or other tenants who may be making your life in that property difficult.

We can advise on rent reviews and breaking or terminating a lease or tenancy agreement, as well as day-to-day management issues.

Our landlord and tenant services include the following:

  • Advice for landlords and tenants
  • Drafting and advising on tenancy agreements
  • Rent reviews/fair rents
  • Repairs/redecoration
  • Extending your tenancy
  • Notice periods and eviction
  • Dispute with your landlord/tenant
